A compelling investment opportunity to acquire one or more of three substantial East Tamaki Properties, with new 12-year leases, plus a landmark Dunedin building.
Two large East Tamaki properties which produce over three million tea bags a day are part of the
portfolio of Bell Tea industrial properties which have been placed on the market as part of a corporate divestment sale. Bayleys Real Estate has been appointed to sell the properties, which encompass Bell Tea and Coffee Company's main production plant and head office at 43 Crooks Road, East Tamaki, two adjoining properties at 305 and 317 East Tamaki and Bell Tea's former Dunedin factory and warehouse at 15 Hope Street. They are being offered for sale individually by international tender, closing on August 7, although it is also possible to tender for the whole portfolio.
The East Tamaki properties are each being sold with exceptionally long leases for industrial premises
plus rights of renewal which, if exercised, would extend them through into the 2030s. All three
leases have built in rental growth provided by annual CPI rent adjustments, with market reviews
every three years. These are well presented and maintained buildings. They are located close to key
transport links in one of New Zealand's most sought after industrial precincts, where properties are
in strong demand from both tenants and investors.
The other property for sale is Bell Tea's iconic former Dunedin factory and warehouse in Hope
Street. The four-level building requires seismic upgrading and offers a number of potential add value opportunities including residential conversion.
