This 108 hectare (more or less) dairy farm offers genuine and immediate production upside to the new owner.
This 108 hectare dairy farm has historically been run as an 80 hectare farm. The historic milking platform plus an adjoining 28 hectares of good quality croppable land that sits between this farm and the owner's home farm are required to be sold.
This dairy farm is in an affordable location, is Fonterra supply, and is offered on a land and buildings basis (excluding Fonterra shares).
The farm production for the past three years off the historic 80 hectare milking platform is and milking 195 cows is:
2012/13 - 66,060 kg/ms off 80 hectares and stopped milking February and finished milking through home farm. Estimated production approximately 77,000 kg/ms for the full season.
2011/12 - 59,755 kg/ms. Changed from autumn to spring calving in this season. 2010/11 - 68,393 kg/ms. Winter milked this season.
This year 200 cows were calved down. All calves are off the farm in January and yearling heifers are grazed off the farm.
Of the total 108 hectares approximately 103 hectares are effective milking platform. Approximately 90 hectares of the farm is of a flat to easy rolling contour with the balance medium rolling and approximately 57 hectares has been re-grasssed in the past four seasons. Smaller areas of maize, chickory and turnips have been grown on the farm and some PKE bought in.
The 22 ASHB straight rail shed was re-commissioned six years ago and the adjacent 300 cow concrete feed pad offer options to the new owner.
There are two effluent ponds on the farm however only the bottom pond is used. This is spray irrigated over approximately 18 hectares. (the effluent piping is being sold with the farm but the effluent pump and gun is not.) Scrapings from the feed pad are pushed into a bunker and then spread over the chickory and maize paddocks.
The farm has good infrastructure including one six bay calf shed and one older cowshed also arranged for calves, three hay barns plus an implement shed and a workshop near the house.
Arranged into 62 paddocks, the farm has a strong fertiliser history. It is also well raced and fenced with mostly post and batten external fencing and seven wire with 2-3 wire electric internals.
Soils are predominantly Ruawaro clay loam and some Rotongaro loamy peat.
Farm water is provided via a bore to two concrete tanks at the cow shed and then pumped to troughs. The main water lines are 32mm with 25mm and 20mm to troughs. The milking shed plant and house are on town supply.
The farm is complimented by a comfortable four bedroom weatherboard home with a sleep out.
The Rotongaro area is regarded as a good farming district with other productive dairy and finishing farms nearby.
The district is a supportive one with farm and social clubs. Rural services are provided six days a week. Local primary schooling is at Ruawaro and secondary options at either Te Kauwhata or Huntly.
This farm is in an affordable location and has the added benefit of the Fonterra shares being excluded from the sale.
