'Albury Ridge' consist of 201.7246 hectares (more or less) of flat to rolling country currently used as a breeding and finishing sheep and beef operation subdivided into approximately 42 paddocks.

At present, the farm is currently running 1050 mixed age Coopdale ewes, consistently achieving a scanning rate of 180% and a weaning rate of 160%, finishing the progeny to 17kg DW, with the option to sell some as store animals based on market conditions and seasonal variations. Additionally, there are 250 replacement ewe hoggets. The cattle policy involves carrying 65 Angus mixed age cows wintering the progeny with steers going to Five Star Beef at an average of 480kg LW between Christmas and end of March.

The heifers are killed between April and September at an average of 240kg DW replacement cows are brought in and season dependant up to 20 store cattle are brought in to finish. The farm produces 250 bales of lucerne bay ledge with approximately 8 hectares of kale grown for winter feed. The regrassing program involves direct drilling out from pasture to ryecorn initially, followed by two seasons of kale, and sowing down with permanent pasture or lucerne. Water supply is sourced from two units of Albury Water, eight units of Downlands Water, and access to a natural water source.

The vendors are retaining approximately 11.4266 hectares and the trees are not in the ETS.

Purchase option one: 201.7246 hectares (more or less).

Purchase option two: Home Block 70 hectares (more or less) featuring a four bay hay shed with container attached, four bay shed, two bay hay shed, sheep yards and four units of Downlands Water plus an approximately 25,000 litre storage tank.

Purchase option three: Woods/River Block 64 hectares (more or less) with cattle yards with crush plus four units of Downlands Water and an approximately 30,000 litre storage tank.

Purchase option four: Glass Block 65 hectares (more or less), two units of Albury Water and an approximately 30,000 litre storage tank.
